Property feasibility & market intelligence · Harare
Will it pay? Know before you build.
We map the ground around your site (houses, roads, traffic, competitors), then test the money: what the market supports, what it costs, what the land is worth and what it returns.
Ramani · Swahili for “map”
The gap
Most property studies stop at the map. Investors need the money.
What a typical market study gives you
- Maps of houses, roads and competitors
- Population and traffic counts
- A recommended size, by comparison with other centres
What your lender or investor asks
- How much space can the catchment actually support?
- What does it cost, what does it earn, and what is the land worth?
- What return, over what period, and how is it funded?
Our approach
Three layers, one verdict.
Read the ground
Building-by-building satellite mapping, trade areas, household estimates, traffic counts and a walk of every competitor.
Test the money
A demand model turns households into supportable floor area. A development appraisal turns that into cost, income, land value and return.
Make it bankable
A clear go, resize or no-go call, a funding structure, and the documents a bank, fund or partner needs to say yes.
Feasibility & market studies
Start small. Go deeper when the site earns it.

Sample study · hypothetical site
Neighbourhood shopping centre, eastern Harare.
Resize. Build 8,000 m², not 12,000 m².
The client briefed 12,000 m². Our demand model showed the 32,000 households within 6 km support about 7,500 m² of retail. The extra space would add US$3.4m of cost and almost no income.
At 8,000 m² the centre lets close to full, the land price holds, and half the cost can be funded with debt.
| Measure | 12,000 m² | 8,000 m² |
|---|---|---|
| Occupancy at stabilisation | 62% | 92% |
| Total development cost | US$11.2m | US$7.8m |
| Net operating income, per year | US$1.03m | US$1.01m |
| Profit / (loss) | (US$1.6m) | US$1.7m |
| Profit on cost | –14% | 21% |
